10 tips for buying your next house

  1. Have your finances in place preferably before you start looking, there's no point in finding your dream property if it's out of your range. Get in contact with us to find out your borrowing capabilities.
  2. You should visit as many estate agents and solicitors offices in your area and register with them on their marketing lists (most will have one).
  3. Checking the local press and any local property guide is also a good place to find what you’re looking for.
  4. If you have a location in mind, take a drive round the neighbourhood, this will give you a feel for the area as well as finding any for sale boards, remember to take pen and some paper.
  5. Make sure you explore all avenues for you next house, look out for property auctions in your area. If you do decide to go to a property auction be careful these are not for the faint hearted and appropriate research should be carried out before you even consider raising your hand at an auction.
  6. Decide on your must haves for your new purchase and which areas you can be more flexible with. Know what you want but remember the more flexible you are the more choice you will have.
  7. Try not to view too many properties in one day; it can be easy to forget which one had the perfect fireplace and which one had the dodgy bathroom suite.
  8. Use our handy checklist when viewing a property, write everything down.
  9. Remember catchment areas for schools, if you have children does the school they go to have strict catchment rules. If you don’t have children consider that you may have in the future. The catchment of a good school can be the main reason why some people move.
  10. If you're upgrading to your first house with a garden try and get one with a south facing garden. You can have the most beautiful garden in the world but if it doesn’t get the sun those summer barbeques could get a little cold.
